Bathroom renovation London projects done properly. Since 2010 we've designed and fitted 400+ bathrooms across West London: small bathroom refurbs, family bathroom remodels, luxury marble suites, en suite conversions. Every job starts with a free 3D design and a fixed-price contract. All tilers, plumbers and electricians in-house. The price we quote is the price you pay.

One locked price. Materials, labour, all trades included
Our own tilers, plumbers, electricians and decorators
Every wet area waterproofed and guaranteed against leaks
Three reasons. First, the wet area never gets properly tanked, so water tracks behind the tiles and rots the substrate. Second, the plumber and tiler don't talk to each other, so the pipe centres come out wrong and the fittings sit crooked. Third, the contractor sublets the job to three different trades on three different schedules, so the snags fall through the gaps. We see leaking bathrooms inherited from these jobs every month.
At Signature Build Properties, every bathroom renovation London project we run uses our own in-house tilers, plumbers, electricians and decorators. One project manager sequences the trades. Full tanking before any tiling. Fixed-price contract before site work starts. We've fitted 400+ bathrooms across West London this way without a single waterproofing failure.
Based in Hayes, we cover the borough's mix of Victorian terrace bathrooms, Edwardian en suites, 1930s family bathrooms and luxury marble bathroom builds in Chiswick, Richmond and Hammersmith. Each property type has its own quirks. We've fitted bathrooms in all of them. View recent bathroom projects.
We had two bathroom companies quote — one came in at £9k "subject to discovery," the other at £14k fixed including everything. We went with Signature at £14k. Eighteen months on, zero issues, the tiling is perfect, the brass fittings still look new. The cheap quote would have cost us more in the end.

The four service types below cover 95% of bathroom work we do across West London. Each comes with a different scope, timeline and price band. Need a rough cost first? Try our construction cost calculators.
Complete strip-out, full tanking, new suite with bath and shower, full tiling, all plumbing and electrics, heated towel rail, extractor, decoration. Mid-range tile and brassware spec. The bread-and-butter West London bathroom remodel.
Large-format marble or porcelain stone tiles, freestanding bath, walk-in rainfall shower, illuminated niches, underfloor heating, brass or matt black brassware. Bespoke vanity joinery. The premium West London luxury bathroom finish.
Converting a corner of a bedroom, a landing cupboard or unused loft space into a full en suite shower room. New stud walls, soil-pipe routing, full waterproofing, compact-suite design. The space-maximised bathroom installation London homeowners ask for most.
Maximising every centimetre — wall-hung WC and basin to save floor area, frameless walk-in shower, large-format tiles to minimise grout lines, niche shelving instead of free-standing storage. Even a 2x2 metre bathroom feels open and modern.
We work out of Hayes and cover nine sub-regions across West London, South-West London and the Surrey commuter belt. Local borough knowledge means same-day visits, fast material delivery, and we already know which tile suppliers and plumbing merchants run on time.
Premium bathroom budgets dominate here. Chiswick W4 in particular runs at the top of the luxury bathroom market — marble suites, freestanding baths and bespoke vanity joinery on most jobs. Period property bathrooms with original Victorian tiling features retained.
The luxury bathroom heartland. Brackenbury, Parsons Green and Bishops Park homes regularly spec £20k+ master bathroom builds. We work with high-end suppliers including Drummonds, CP Hart and Crosswater. Bespoke fluted glass screens and underfloor heating standard.
Our home territory. Mostly 1930s family bathrooms ripped out for full remodels. Standard family bathroom budgets £8k–£14k. Same-day site visits since we're based locally. Fast turnaround using stock-available sanitaryware from Wickes Hayes and Plumbase Uxbridge.
Mixed bathroom market. Family renovations, en suite conversions and a steady stream of buy-to-let bathroom refurbs. Hounslow building control approves bathroom work quickly. Most jobs run 2–3 weeks start to finish on standard spec.
Period property bathrooms. Conservation area work means lime-friendly materials, sash-window-sympathetic ventilation routing and breathable wall finishes. We've fitted dozens of Edwardian and Victorian bathrooms here using period-appropriate detailing and modern services hidden behind.
South-west London affluent residential. Big Edwardian semis with multiple bathrooms — master en suite plus family bathroom plus guest WC often done as one project. Premium spec across all rooms. 3–6 week typical project length for multi-bathroom jobs.
Family suburban bathroom market. 1930s and 1950s semis modernised with open shower rooms, large-format tiles and underfloor heating. Reasonable budgets, fast planning sign-off. Most projects complete in 2–3 weeks.
Mixed stock from Victorian through to 1960s. Buy-to-let bathroom refurbs are particularly common in NW10 and Wembley. Landlords prioritise tile durability, easy-clean grout and shower screens that survive heavy use.
Larger detached homes with multiple bathrooms. Master en suites, family bathrooms and guest cloakrooms often renovated together. Premium specification standard — wet rooms, steam showers and bespoke joinery on most jobs.
Luxury bathroom renovation is a craft, and West London is where most of it gets done. Marble that books need bookmatched on the wall. Brass brassware that turns quickly if the wrong cleaning products are used. Freestanding baths that need their own cold-water feed under the floor. Steam-tight wet rooms that need a proper falls survey before tiling. Underfloor heating that has to be commissioned correctly. Every one of these details has a 'do it cheap' option that ruins the finish two years later.
We work directly with Drummonds, CP Hart, Crosswater, Lefroy Brooks and Roca for premium spec bathrooms. Our tilers are trained on large-format porcelain over 1.2 metre. Our electricians are familiar with steam-room control panels. The result is a bathroom that still looks new at year five, not year one.
This matrix maps the most common West London bathroom requirements to the right spec band and likely budget. Use it as a starting point. Every bathroom still needs a 3D design and fixed quote before committing.

Every bathroom renovation London project we run follows the same six steps. Free 3D design, fixed-price contract, full tanking, then in-house trades sequenced room-by-room. No subcontractor finger-pointing, no surprise invoices.
Our designer visits your home, measures up, discusses your vision and budget. We identify any drainage, structural or waterproofing issues that need addressing first. Same week you receive a 3D rendering of the proposed bathroom plus rough budget bands.
Tiles selected, sanitaryware chosen, brassware finish locked in. We work directly with high-end suppliers and trade plumbing merchants, so you see actual product samples not generic catalogue images. The full spec gets written into the contract.
Once the design and spec are agreed, you receive a fixed-price contract covering every cost: design, materials, labour, tiling, plumbing, electrics, building control and decoration. No "labour and materials" pricing. The figure is locked.
Old bathroom stripped out cleanly. Substrate inspected and repaired where needed. Full tanking membrane applied to all wet areas — shower zone, around the bath, behind the basin splashback. This stage is non-negotiable on every job we run.
Plumbing first fix (new pipework, soil routing), electrics first fix (lighting, towel rail, extractor circuits). Plasterboard or backerboard installed. Then tiling — floor first, walls next, niches finished last. Sanitaryware and brassware installed final.
We walk through with you, list every snag, fix within 3 working days. Building control sign-off where needed for electrics and plumbing. Care guide handed over with cleaning instructions for tiles and brassware. 2-year written workmanship guarantee starts at handover.
A well-fitted bathroom adds £8,000 to £25,000 to a London property's resale value while saving years of frustration with a tired or leaking suite. For most West London homeowners, renovating beats living with the problem.
Hammersmith W6, Fulham SW6 and Chiswick W4 sit at the top of London's luxury bathroom market. Most jobs here run £18,000+ with premium marble, brass and bespoke joinery. We work with the high-end suppliers these boroughs expect.
Hammersmith and Chiswick bathroom renovations typically involve period properties — Victorian terraces with original layouts, Edwardian semis with generous floorplates, and converted mansion flats with concealed soil routes. The bathroom spec runs to the top of the market here, with bookmatched marble, freestanding bath, walk-in shower and bespoke vanity joinery standard on master en suite builds.
We work directly with Drummonds, CP Hart, Crosswater and Lefroy Brooks for premium spec. Our tilers are trained on large-format porcelain and natural stone over 1.2 metre lengths. Our electricians handle steam-shower control panels and integrated mirror lighting. The result is a bathroom built to last 15+ years without finish degradation.

Bathroom projects fail for predictable reasons. Watch for these six warning signs before signing any contract, ours included. A good bathroom fitter will pass all six without breaking a sweat.
If the contractor wants you to sign before showing you a 3D rendering, walk away. You can't visualise tile layout, brassware position or shower spec from a hand sketch. Every bathroom we quote includes a free 3D design first. No commitment.
"Labour at £350/day plus materials" is open-ended pricing. A proper bathroom fitter quotes one fixed price covering everything: tiles, sanitaryware, brassware, plumbing, electrics, tanking, decoration. Anything else is a budget that will grow mid-project.
Any bathroom fitter who suggests tanking is "optional" or "not really needed for showers" is going to leave you with a leak. Full tanking on the floor and walls of wet zones is essential. We do it on every job, every time, on the fixed price.
A bathroom needs tilers, plumbers, electricians and decorators. One person calling themselves "a bathroom fitter" who does all four is rarely qualified in any of them. Especially worrying for electrics — Part P certification is non-negotiable.
Bathroom electrics need NICEIC or NAPIT registration for the Part P certificate. Heated towel rail circuits, IP-rated lighting and extractor fans all need certifying. Plumbing connected to gas (combi feeds) needs Gas Safe. Both must be in place.
A genuine West London bathroom fitter has dozens of completed jobs nearby. Ask to drive past three finished bathrooms in your borough. Ask to call two recent clients. If they dodge with vague "private client" excuses, there's a reason.
The three projects below cover a luxury Chiswick master bathroom, a Hayes family bathroom remodel and a Hounslow en suite conversion. Each shows what a properly-managed bathroom renovation London project looks like start to finish.
A full master bathroom rebuild on a 4-bed Chiswick W4 Victorian terrace. We stripped back to brickwork, installed new soil routing, fitted bookmatched Carrara marble walls, freestanding stone resin bath, walk-in rainfall shower with fluted glass screen, bespoke walnut vanity with Crosswater brass fittings throughout. Underfloor heating across the porcelain stone floor. Two years on, zero finish degradation. Resale uplift estimated at £35,000+.
A standard family bathroom remodel on a Hayes UB4 1930s semi-detached. We stripped out the dated avocado suite, refitted with a modern P-shape bath with overhead shower, wall-hung WC, vanity basin, large-format porcelain wall and floor tiles, chrome brassware throughout. Heated towel rail, extractor and LED downlights all rewired. Family back in the bathroom 18 days after start.
A Hounslow TW3 client converted an unused box room off the master bedroom into a full en suite. We built the new stud wall, routed new soil pipework, installed a compact suite with quadrant shower enclosure, wall-hung WC and basin, large-format tiles to extend the visual space. Completed in exactly two weeks. The master bedroom now functions like a hotel suite.
Our designer visits your home, walks through the space, discusses your vision, then produces a free 3D rendering and budget band the same week. No commitment, no pressure. Just the design and the numbers you need to make the next decision.
